For Arlington and Mansfield homeowners

Water damage restoration in Arlington, TX starts with the main shutoff, photos and a drying plan inside the first 24 to 48 hours. Water from a creek or the street counts as flood, and standard homeowners policies skip it. Calls are taken from Arlington, Kennedale and Mansfield.

How does Arlington's growth shape the houses that get wet?

Fast. Wikipedia says Arlington grew from 90,229 residents in 1970 to 261,721 in 1990, and counted 394,266 at the 2020 Census. A city that tripled in two decades is full of houses of one age, so the same weak points show up on street after street.

Wikipedia's 2020 count lists 151,697 housing units, and 46.0% of occupied units were renter-occupied. That matters because a wet apartment or rented house raises the question of who calls whom first.

Mansfield72,602 residents, up from 56,368 in 2010; 25,204 housing unitsFast recent growth, with a small historic core

Most North Texas houses sit on concrete slabs and a basement is rare, so leaked water fans out over the floor and creeps up the lower wall. The apartment and condo guide explains responsibilities when you rent.

Does Arlington flood near Johnson Creek and the Trinity River?

Some low spots can. Wikipedia says Johnson Creek, a tributary of the Trinity River, and the Trinity itself flow through Arlington. Water that comes up from a creek or runs in from the street is Category 3 under the IICRC S500 standard, the same grade as sewage.

No town page can tell you whether your lot floods. The Texas seller's disclosure form, created by SB 339, asks whether a property sits in a 100-year floodplain, a 500-year floodplain or a floodway, and whether water ever entered the structure in a natural flood. Ask a seller or landlord for those answers, and look your address up on FEMA's map.

FEMA says most homeowners insurance does not cover flooding. Read flood cleanup and the flood zone guide before you touch anything wet.

What did the Mayfest hail and the Kennedale tornado do to roofs?

They showed how fast a roof can fail. The National Weather Service says softball-size hail fell on Tarrant and Dallas counties on May 5, 1995, with an estimated $2 billion in damage and more than 350 cars hit by hail or water. Hail breaks roof surfaces, and the next rain finds the gap.

Wikipedia adds that an EF2 tornado crossed eastern Kennedale on April 3, 2012, destroying 18 homes and damaging 291 others. It also says Arlington sits in Tornado Alley and that severe weather generally arrives in April and May.

  • After hail, check the attic with a flashlight for daylight or damp insulation.
  • Stains that appear days after a storm point to a slow roof leak. See roof leaks after storms.
  • Triple-I counted 902 major hail events in Texas in 2025, more than any other state.

The hail and roof leak guide covers tarping and documenting a roof before repairs.

Do hard freezes burst pipes in Arlington attics?

They did in February 2021. The National Weather Service says DFW Airport stayed at or below freezing for 139 straight hours, from February 13 to 19, with a low of -2 F on February 16. The Texas Department of Insurance counted 511,473 claims statewide, and damage included freezing pipes.

The American Red Cross names attics, garages and kitchen cabinets as the places supply pipes are most at risk. In a slab house the air handler and sometimes the water heater sit in the attic, so a split line there drips through the ceiling.

The split is often found only after the thaw, when water starts to flow.

The Red Cross says to let cold water drip from faucets served by exposed pipes, and never to thaw a pipe with an open flame. Read frozen pipe prevention before the next cold snap.

What does Mansfield's old mill town mean for a leak?

It means a small historic core in a mostly new city. Wikipedia says Man and Feild built a steam grist mill there between 1856 and 1859, and that the town was incorporated in 1890. Historic Mansfield is being revitalized, so old buildings now sit beside new finishes.

Behind new drywall, old framing can hide a slow leak for a long time. Ask a provider how they will check with a moisture meter before they close any wall.

Elsewhere, Wikipedia counts 72,602 residents at the 2020 Census, up from 56,368 in 2010. Houses from that growth are likely to be on slabs, often with an attic air handler. AC leak water damage covers the summer problem that needs no storm.

Will homeowners insurance pay for water damage in Arlington?

It depends on where the water came from. Triple-I lists accidental discharge from plumbing, air conditioning and appliances as a named peril on standard forms. A roof leak is usually covered too, while the NAIC lists ground water and rain runoff as not covered.

Sewer backup sits in its own box. Triple-I says neither a typical homeowners policy nor flood insurance pays for it, and it is added as an endorsement.

Two Texas Department of Insurance clocks apply to your claim: 15 business days for the company to confirm receipt, then 15 more after it has what it needs, to say yes or no. The insurance claims guide walks through the steps.

What should I do first after a leak in Arlington?

Cut the water off, get everyone clear of hazards, then get air moving. To head off mold, the EPA wants wet areas and belongings dried inside 24 to 48 hours. Carpet and drywall hold water, and a room kept shut gives mold a head start.

  1. Close the main valve. Switch off power to soaked rooms only if the panel is safe to reach.
  2. Film each wet room before anything is lifted.
  3. Phone your insurer and find out what paperwork they want first.
  4. Ask a restoration provider how they will track moisture readings until the structure is dry.
  5. Aim for indoor humidity under 60 percent, with 30 to 50 as the EPA's ideal.

A longer checklist lives on the emergency page. If you already see growth, read mold after water damage. For a fixture that failed, see appliance leaks.

Questions people ask

Do you take requests from Mansfield as well as Arlington?

Yes. Mansfield (76063) and Kennedale (76060) are covered along with the Arlington ZIPs. Providers differ on which streets they reach, so the one you speak with will confirm that your address is within their range.

Is Mansfield only in Tarrant County?

No. Wikipedia says Mansfield lies mostly in Tarrant County, with small parts in Ellis and Johnson counties. Check which county your lot is in before you call anyone about a permit, a fire district or a utility problem.

Can hail cause a leak days after the storm?

Yes. Hail can crack shingles or lift flashing without any water showing at first. The leak appears at the next heavy rain, so check the attic and ceilings soon after a hailstorm.

Should I call my insurer or a restoration provider first?

Phone both, after taking photos. Triple-I says to reach your agent right away and limit further damage yourself, but to postpone big permanent repairs until an adjuster has looked at the property.

Does renter status change what I do after a leak?

Tell your landlord in writing and keep a copy. Wikipedia says 46.0% of Arlington households rent, so many leaks involve a landlord. Ask your landlord who arranges drying and whether your renters policy covers your belongings.
