For Frisco, Prosper and Celina homeowners

Which Frisco addresses do you take requests from?

In Frisco, TX, requests for water damage restoration come from ZIPs 75033, 75034 and 75035, Prosper 75078 and Celina 75009, while Weston uses PO box ZIP 75097. The provider you reach decides whether your address is within range, and that differs between companies.

Frisco lies in Collin and Denton counties, and Wikipedia places it about 25 miles from both Dallas Love Field and DFW Airport. Prosper and Celina also straddle the county line.

Nearby pages cover Plano, Allen and Wylie, and Lewisville and Flower Mound.

What leaks first in a house built during a growth boom?

Young houses tend to leak at equipment and fittings, not at worn-out original pipe. Frisco went from 116,989 people in 2010 to 200,509 at the 2020 census, and Wikipedia calls it the fastest-growing US city in 2017. Fast growth means most leaks come from the working parts of a house, such as appliances, attic units and roof lines.

The 2020 census counted 73,633 housing units in Frisco, with 6.3 percent vacant. Insurance data from Triple-I puts the yearly rate of water damage or freezing claims at roughly one in 60 insured homes, and a new roof line does not exempt a house.

The usual suspects are the attic air handler, water heater, washer hoses and dishwasher. Triple-I names accidental discharge from any of these systems as a covered peril on standard forms.

Summer is hard on cooling equipment. Wikipedia gives a July high of 96 F in Frisco, and the National Weather Service averages 20.2 days a year at or above 100 F at DFW Airport. A clogged condensate line can overflow an attic pan.

How do Frisco, Prosper and Celina differ for a wet house?

They share a county line more than a pattern. Frisco has 200,509 people, Prosper has 30,174 and Celina has 16,739, and the census counted 41.8 percent of Celina residents as rural. A provider's drive time can differ more than the damage does.

TownArea2020 housing unitsWhat to ask a provider
Frisco62.4 square miles73,633; 6.3 percent vacantDoes a builder warranty or HOA step apply first?
Prosper22.8 square miles9,869; 7.8 percent vacantIs the home in a new subdivision with shared systems?
Celina48.2 square miles5,421; 86.0 percent owner-occupiedHow far out will they travel for your lot?

Celina's story helps explain its older core. Wikipedia says the town moved about one mile north on rollers in 1902 to meet the new railway, and in 1910 its business section was rebuilt in brick around a square. A wet downtown building may mix old brick, frame and newer repairs.

Prosper began when the Rock Hill and Richland settlements merged around the 1902 railroad, and its Windsong Ranch community has a man-made lagoon. Ask a provider whether shared water features or neighborhood rules affect where they can set equipment.

Does heavy rain flood homes in Frisco?

Some streets can take water in a downpour, but this page cannot name them. Wikipedia says Frisco gets 39 inches of precipitation a year, and the National Weather Service normal at DFW Airport is 37.01 inches. At DFW Airport, days with at least an inch of rain average 10.9 a year.

The town's own history is a clue about ground level. Wikipedia says Lebanon sat on Preston Ridge, which was too high for a 1902 railway watering stop, so the stop went about 4 miles west on lower ground. Frisco grew around it.

Flood water that enters from a street or creek is Category 3 under the IICRC S500 standard. Standard homeowners and renters forms leave flood out, per Triple-I, so ask your agent whether a separate flood policy exists. The flood zone guide and flood cleanup page go further.

How do hail and tornado seasons hurt Frisco roofs?

Hail and wind loosen shingles and flashing, and the water shows up inside later. Wikipedia places Frisco in Tornado Alley and notes an EF-0 tornado near the UNT Frisco campus in 2024. DFW Airport averages 46.5 thunderstorm days a year, according to the National Weather Service.

The scale of a hail event can be large. The NWS reported that 80 percent of homes in Wylie, also in Collin County, were affected on April 11, 2016, with damage above $300 million. Triple-I counts Texas first in the nation with 902 major hail events in 2025.

After a storm, check the ceiling and attic for dark spots before you look at the roof. Photograph any stain, set a bucket under drips and keep receipts for temporary cover. The roof leak page and hail storm guide explain what to record.

Why do attic and exterior-wall pipes freeze in Frisco?

Because lines in attics, garages and outside walls sit beyond the heated part of the house. The American Red Cross singles out kitchen cabinets, attics, garages and crawl spaces as the riskiest spots. Wikipedia gives Frisco a January low of 33 F, close enough to freezing that a cold snap does the rest.

National Weather Service records show DFW Airport held at or below 32 F for 139 hours straight in February 2021, ending at noon on the 19th. The Texas Department of Insurance reported that the average residential claim from that storm took 61.4 days to close, with damage that included freezing pipes.

The frozen pipe prevention guide covers insulation and dripping faucets. Winter storm 2021 pipe damage looks back at that week, and the burst pipe guide is the place to start if a line has split.

Which Frisco water losses does insurance usually pay for?

Sudden leaks inside the house, yes, and flood, no. According to the NAIC, a failed plumbing line or a leaking roof is normally an insured loss, but groundwater and runoff are not, and flood needs its own policy. Check your own policy, since wording and deductibles differ.

Texas sets claim clocks. Under Texas rules an insurer has 15 business days to confirm it received a claim, then 15 more business days after it gets the documents it needs to decide.

Triple-I advises owners to keep receipts, photograph damage and wait on major repairs until the adjuster has visited. It also says to get written bids that list materials and prices line by line. Our insurance claims guide and loss of use coverage page cover the paperwork and where you sleep meanwhile.

What should I do first when a Frisco house gets wet?

Stop the source, stay safe, then get air moving. EPA guidance is to dry wet areas and belongings inside 24 to 48 hours to head off mold, and to hold indoor relative humidity under 60 percent, ideally between 30 and 50.

  1. Close the water shutoff; the diagram below shows where it hides.
  2. Cut power to wet rooms only if you can reach the panel without standing in water.
  3. Photograph the damage, then move valuables.
  4. Call your insurer, then ask a provider what they will measure.

The emergency page has a longer checklist. If mold has begun, read mold after water damage; to weigh providers, use choosing a restoration company.

Questions people ask

Do you take requests from Prosper, Celina and Weston?

Yes. Prosper uses 75078 and Celina uses 75009, and Weston is served through PO box ZIP 75097. Give the street address of the wet property, since the provider needs it to confirm they can reach you.

Does it matter that Frisco sits in two counties?

Not for a request. Wikipedia says Frisco, Prosper and Celina each lie in Collin and Denton counties. Give the provider and your insurer the full street address and city so both can confirm exactly where the damage is.

Is a newer house less likely to have water damage?

Not necessarily. Triple-I data shows roughly one in 60 insured homes files a water damage or freezing claim yearly. Appliances, attic equipment and roofs can fail whatever the age of the house, so inspect them regularly.

Does insurance pay for a roof leak after a Frisco storm?

Frequently. NAIC guidance treats a leaking roof as typically covered, while runoff is not. Before permanent repairs, call your agent, and photograph the ceiling, attic and roof. Policies differ, so read yours.

Will a provider quote a price or arrival time here?

We cannot, since providers set their own prices and schedules. Request a written estimate from each one. Triple-I recommends bids itemized by material and price before you commit to any work.
