How far out is Greenville, and why does distance matter in a leak?

Wikipedia puts Greenville about 50 miles northeast of Dallas, on the eastern edge of the Dallas/Fort Worth Metroplex and the western edge of East Texas. That distance changes how you plan around a wet house, because a provider has to decide whether the drive is worth the call.

Do not wait on that decision. Stop the water yourself, and ask the provider who answers whether they reach your address or know one who does.

  • Locate the main shutoff now, while the house is dry.
  • Keep towels, a bucket and a flashlight where you can reach them.
  • Save your insurer's claim number in your phone.

The water removal page explains what extraction involves, so you know what to ask about.

Does Greenville flood?

Some ground does. Wikipedia says the Cowleech Fork of the Sabine River flows through the northeastern part of the city, and that Hunt County has 42 square miles of water, with Lake Tawakoni among its lakes. Low ground near any creek or lake deserves a closer look.

Whether your lot floods is an address question. The Texas seller's disclosure form, under SB 339, asks about a 100-year floodplain, a 500-year floodplain, a floodway and any past water entry from a natural flood. Look the address up on FEMA's map as well.

If water entered from the creek or the road, it is Category 3 under the IICRC S500 standard. FEMA says most homeowners insurance does not cover flooding, so read flood cleanup and the flood zone guide first.

What do Greenville's cotton-era buildings mean for old plumbing?

They mean some structures are far older than the suburbs. Wikipedia says Greenville was founded in 1846, and by 1920 its 12,384 residents made it the 20th-most populous city in Texas. Hunt County was known as the cotton capital of the world.

Downtown is redeveloping. The restored Texan Theater opened in 2014, and Wikipedia lists a winery, antique malls and boutique shops in the historic district. A building that old may have layers of repairs on top of original pipes.

Wikipedia also says Greenville annexed the small community of Peniel in 1957. Streets that were once separate often carry different generations of water and drain lines. Ask a plumber to trace a line before you pay to open a wall.

What kinds of homes fill Greenville and Hunt County?

A mix of in-town houses, rural lots and outlying towns, spread over a large area. Wikipedia's 2020 count shows 10,652 households and 11,666 housing units in Greenville, and 8.7% of those units were vacant. County-wide, 99,956 people live across 882 square miles, so drives are long.

If you own a second or vacant property, ask a neighbor to check it after storms. The slab leak guide and the water heater leak guide cover leaks that start without any rain.

Did the 2016 hail show what storms do to North Texas roofs?

It did. The National Weather Service says a supercell crossed North Texas on April 11, 2016, and radar indicated hail up to baseball size. In Wylie, 80% of homes were affected and damage exceeded $300 million, which shows how much one storm can do.

Wylie is not Greenville, but the same storm season reaches Hunt County. Triple-I says Texas had more major hail events than any other state in 2025, with 902 of them. Inspect the roof, the attic and the ceilings after any hailstorm.

A cracked shingle may show nothing until the next rain. Read the hail and roof leak guide for how to document it before repairs.

Did the February 2021 freeze reach Greenville pipes?

The whole region took it. The National Weather Service says DFW Airport stayed at or below freezing for 139 straight hours, from February 13 to 19, 2021. The Texas Department of Insurance says most of Texas had prolonged frigid cold from February 11 to 19, and that damage included freezing pipes.

Statewide, TDI put the average incurred loss at about $17,800 for residential property policies. The average residential claim took 61.4 days to close.

How long does an insurance claim take in Texas?

Texas Department of Insurance guidance sets a 15 business day window for the company to acknowledge your claim. After it has what it needs, it gets another 15 business days to decide, and a denial must come with written reasons. Once it agrees to pay, the money is due in five business days.

TDI allows the company a 45 day extension if it explains the need. After a weather catastrophe, the agency itself can stretch the deadlines a further 15 days.

Triple-I recommends calling your agent at once, photographing the damage, keeping receipts and collecting itemized written bids. It adds that policies leave out flood and damage from neglected maintenance. The insurance claims guide goes deeper.

What are the first steps after a leak in Greenville?

Stop the source, keep people safe, then dry the house. The EPA's mold guidance says to dry water-damaged areas and items within 24 to 48 hours. A closed-up house that stays wet gives mold the time it needs.

  1. Turn the main water valve to closed, and cut power to wet areas only when that is safe.
  2. Record every damaged room on video and keep damaged items for the adjuster.
  3. Report the loss to your insurer and ask what they require.
  4. Ask a provider if they travel to your road and how they will prove the structure is dry.
  5. Hold indoor humidity under 60 percent; the EPA calls 30 to 50 ideal.

For a fuller list, open the emergency page; if mold has appeared, see mold after water damage. For a sagging ceiling, see ceiling water damage repair.

Questions people ask

Do you take requests outside Greenville city limits?

Yes. Calls come in from Hunt County towns such as Commerce, Quinlan, Wolfe City, Celeste and Caddo Mills. How far a provider will drive varies, so ask the one who answers whether they serve your road.

Is Merit covered if it has no home ZIP?

Merit uses PO box ZIP 75458 only. Give your road address to the provider when they call, because a PO box ZIP cannot tell them where to drive. They confirm whether they can reach it.

Can a vacant house in Greenville leak unnoticed?

Yes. Wikipedia says 8.7% of Greenville housing units were vacant in 2020. Ask a neighbor or manager to check an empty house after storms, and learn where its main shutoff is.

Who covers flood damage from a creek or lake?

Usually a separate flood policy. FEMA says most homeowners insurance leaves flooding out, and Triple-I says that cover comes from the NFIP or a few private insurers. Check your own policy before any water event.

Should I wait for the adjuster before cleaning up?

Not for emergency steps. Triple-I says to limit further damage yourself but to hold big permanent repairs until the adjuster has made an assessment. Take photos first and keep every receipt.
