For Plano homeowners
For water damage restoration in Plano, TX, stop the source, record the damage on video and begin drying within the 24 to 48 hour window the EPA describes. Hail leaks, freeze bursts and AC drains are common causes. Requests come from every Plano ZIP code.
Which Plano addresses do you take requests from?
Plano requests come from the home delivery ZIP codes 75023, 75024, 75025, 75074, 75075, 75093 and 75094, plus the PO box codes 75026 and 75086. The provider who calls back confirms whether your street is in range, since each company draws its own service map.
Plano is the largest city in Collin County, with a small slice in Denton County. Wikipedia puts its 2020 population at 285,494 and its area at 71.6 square miles, about 17 miles from Downtown Dallas. If you live on the edge of town, Richardson is to the south, Allen and Wylie are to the east and northeast, and Garland is farther southeast.
The 2020 Census counted 107,320 households in the city, so a shared water or storm problem can affect a lot of neighbors at once.
How did a flat railroad stop become a city of homes?
Plano grew in one long surge. Settlers arrived in the early 1840s, a railway reached town in 1872, and the city incorporated in 1873. Wikipedia says residents chose the name from the Spanish word for flat, after the local terrain.
A fire in 1881 destroyed most of the business district, and the town was rebuilt. Growth stayed slow for decades: 1,304 people in 1900 and 3,695 in 1960.
Then the numbers jumped. Wikipedia lists 17,872 residents in 1970, about 72,000 in 1980, 128,713 in 1990 and 222,030 in 2000. A city that added that many people in thirty years has a large share of housing from those decades, so the roof, the water heater and the supply lines may be at the age where they fail.
Wikipedia adds that Plano is surrounded by other cities and has little undeveloped land, so new construction is mostly redevelopment. That mix of older and newer houses means the likely cause of a leak differs from one street to the next.

What usually causes water damage in a Plano home?
Seasonal weather drives most of it. The table pairs a common cause with the time of year it tends to appear, using the National Weather Service normals for DFW Airport. Check the listed spot first, since each one is a quick look that can save a ceiling.
| Cause | When it peaks | Look here first | Read next |
|---|---|---|---|
| Hail and storm roof leaks | Spring; May is the wettest normal month at 4.78 inches | Ceiling stains, shingles, flashing | Roof leaks |
| AC drain overflow | Summer; July mean is 85.7 F | Attic pan, drain line, ceiling below | AC leaks |
| Freeze bursts | Winter; 29.2 days a year at or below 32 F | Attic and garage pipes, exterior walls | Burst pipes |
| Water heater failure | Any month | Fittings, drain pan, floor beneath | Water heaters |
The July and January figures come from the NWS DFW normals, which cover the airport and not every Plano street.
Does Plano flood?
Plano has creeks, and a creek can overflow in a hard rain. Wikipedia places Rowlett Creek on the east side of the city, near Bob Woodruff Park, and describes the terrain as flat, which gives water little slope to run off quickly. It does not describe Plano's flood history, so check your own address.
The same article describes Oak Point Park and Nature Preserve at 800 acres and Arbor Hills Nature Preserve at 200 acres, which are open spaces that soak up part of a storm.
Rain falls hard here when it falls. At DFW Airport the normal annual total is 37.01 inches, with 10.9 days a year of 1.00 inch or more. Look up your street on the flood zone page and learn what flood cleanup involves if outside water ever reaches the house.
How bad can hail get for Collin County roofs?
Bad enough to damage most of a town. On April 11, 2016, a supercell crossed North Texas, and the National Weather Service says 80 percent of homes in Wylie were affected, with damage over $300 million. Wylie is also in Collin County, so read the Allen and Wylie page too.
Radar from that storm indicated hail up to baseball size. Triple-I counts 902 major hail events in Texas in 2025, the most of any state.
Hail that does not puncture a roof can still crack shingles and break the seal, and the leak may show up weeks later as a brown ceiling stain. Walk the yard after a storm for dented gutters and chips in the shingle granules. Keep photos with dates.
What does a deep freeze do to Plano plumbing?
It turns a quiet house into a flood. In February 2021, DFW Airport stayed at or below freezing for 139 straight hours, according to the National Weather Service. When the thaw came, pipes in attics and exterior walls leaked at the splits.
The Texas Department of Insurance reported an average incurred loss of about $17,800 on residential property policies from that storm, and an average of 61.4 days to close a residential claim. Plano's own record low is -7 F, set in 1930, per Wikipedia.
Frozen-pipe damage often waits for the thaw to show itself. See winter storm 2021 pipe damage and frozen pipe prevention for what to do before the next cold snap.
Could a Plano water main or meter be the real leak?
Sometimes the leak is outside the house. Wikipedia says Plano's water system includes 1,080 miles of water mains and 65,965 metered service connections, fed by the North Texas Municipal Water District with Lake Lavon as the principal raw water source. A system that size has plenty of places to leak.
A high bill with no visible water is the usual hint. Turn off every fixture, then watch the meter: if it still moves, water is escaping somewhere. The water meter leak test walks through it, and the slab leak page covers a leak under the floor.
The research behind this page does not say who owns which stretch of pipe, so ask your water provider and your plumber.
Is Plano water damage covered by insurance?
Often yes, when the cause is sudden and inside the house. Triple-I lists accidental discharge or overflow from plumbing, heating, air conditioning and household appliances as named perils on standard forms. It also says about one in 60 insured homes has a water damage or freezing claim in a year.
Outside flood water is different: Triple-I says standard homeowners and renters policies exclude it, and a separate flood policy is needed. Sewer backup also needs its own endorsement.
TDI tells Texans that an insurer has 15 business days to acknowledge a claim. The claims guide and the loss of use coverage page explain what to ask for.
What are the first steps when water is in the house?
Work in order: source, safety, photos, calls, drying. The EPA says wet areas and items should be dried within 24 to 48 hours to stop mold. Mold prevention starts with how fast the house dries, and waiting for the adjuster before any drying is the most common mistake.
- Find and stop the source: the main valve, the heater supply, the AC unit switch.
- Keep everyone out of rooms where the ceiling bulges or water touches outlets.
- Film the damage and list damaged items before you move them.
- Tell your insurer, then ask a restoration provider about moisture readings and drying records.
- Run fans and a dehumidifier if the water was clean; the EPA targets humidity under 60 percent.
The emergency page has more detail. A provider may not serve every Plano ZIP, so confirm that when they call.
