For DeSoto, Cedar Hill and Duncanville homeowners

For water damage restoration in DeSoto, TX, close the main valve, photograph each room and begin drying inside 24 to 48 hours. Rising outside water is Category 3 flood water, which standard homeowners policies leave out. Requests come from DeSoto, Cedar Hill, Duncanville, Lancaster, Hutchins and Wilmer.

How do the four Best Southwest cities compare?

They are close in size and age, but not identical. Wikipedia groups DeSoto, Cedar Hill, Duncanville and Lancaster as the Best Southwest area. The table below uses its 2020 census figures, so you can see where rentals and empty homes are more common.

CityPopulationHousing unitsShare vacant
DeSoto56,14521,2383.4%
Cedar Hill49,14817,1933.5%
Duncanville40,70614,2273.8%
Lancaster41,27514,6375.8%

Lancaster has the highest vacancy rate of the four. A vacant house can leak for weeks before anyone sees it, so owners of empty or rental property should arrange regular visits.

Does Cedar Hill's clay soil matter for slab and pipe leaks?

It can, because the ground under a slab moves. Wikipedia says most of Cedar Hill sits on an Austin chalk limestone uplift covered by "gumbo" clay topsoil, from a few inches to many feet deep. Dallas Water Utilities names dry expansive soil as one contributor to water main breaks in its own system.

Those two facts do not prove your pipe will fail. They are a reason to know the slab leak signs: floors that feel warm in one spot, water sounds when every tap is shut, bills that climb, or a meter that keeps turning.

Our slab leak guide lists the signs, and the water meter leak test shows how to check. Because these homes sit on slabs, a leak underneath often shows first as damp flooring.

A moving meter with every fixture off can point to a leak under the slab.

Does Joe Pool Lake put Cedar Hill homes at risk of flooding?

The lake was built in part to control floods, so it lowers risk on Mountain Creek and Walnut Creek, not to zero. Wikipedia says the project made good Joe Pool's promise of flood control for that watershed. Cedar Hill sits on the lake's eastern shore, and Lake Ridge on the western edge lies below the limestone uplift.

Wikipedia adds that the lake drains north into Mountain Creek, and that it is mostly fed by Mountain Creek and Walnut Creek. A storm that fills a creek can still flood a low street or yard.

Creek water in a yard or garage counts as flood water, and the IICRC S500 standard ranks it Category 3, grossly contaminated. Triple-I says flood is excluded from standard homeowners policies. Before you buy, see how to check a flood zone; after a storm, flood cleanup explains the work.

What do the tornadoes in Cedar Hill and Lancaster mean for roofs?

This part of Dallas County has a long record of violent storms. Wikipedia says a tornado killed at least nine people in Cedar Hill on April 29, 1856. An F4 tornado hit Lancaster on April 25, 1994, damaging or destroying more than 250 homes. An EF-2 tornado in 2012 left 300 structures damaged.

Roofs, windows and siding fail first in these storms, and rain follows through the opening. The National Association of Insurance Commissioners says a roof leak is typically covered by a homeowners policy, while ground water and rain runoff are not.

Hail adds its own damage. The National Weather Service says the May 5, 1995 Mayfest storm dropped hail up to softball size on Dallas and Tarrant counties. Read roof leak and storm water damage and the hail roof leak guide for what to photograph and who to call first.

Which leaks should owners of 1960s to 1990s homes look for?

Look at the water heater, the AC drain and the supply lines. DeSoto grew from 1,969 people in 1960 to over 30,000 in 1990, and Duncanville from about 13,000 in 1970 to more than 31,000 in 1988, according to Wikipedia. Much of the housing in both cities went up in those years, so parts of it are decades old.

A water heater in the garage or attic can drip for weeks above a ceiling you never inspect. An attic air handler with a clogged condensate line overflows in the heat of summer.

  • Look at the pan beneath the water heater whenever the seasons change.
  • Test the AC drain by watching a cup of water leave the pan.
  • Swap rubber washer hoses that are cracked or bulging.
  • Ask a home inspector which valves and supply lines are original.

What should Lancaster, Hutchins and Wilmer owners know about distance?

Providers differ on how far they drive, so ask about timing when they call. Wikipedia puts Lancaster about 15 miles south of downtown Dallas and Cedar Hill about 16 miles southwest. The sources used for this page give no distance for Hutchins or Wilmer, so ask the provider directly.

Lancaster grew from an 1852 frontier town. Wikipedia says its streets enter the square from the middle of each side, and that Ten Mile Creek and its tributaries are the main drainage features. Creek areas keep pecan, cedar elm and oak cover.

Hutchins enters that history as the stop 4.5 miles away where the Lancaster Tap Railroad, finished in 1890, joined another rail line. If you own a rental or a small shop in these towns, water damage repair explains what a written estimate should show.

Will insurance pay for water damage in these cities?

A sudden plumbing or appliance leak is usually covered, but flood and sewer backup usually are not. The Insurance Information Institute lists accidental discharge from plumbing, air conditioning or a household appliance as a named peril, and says a typical policy does not cover sewer backup unless you add an endorsement.

Policies also will not pay for damage from poor maintenance. Fix a slow drip early and keep the receipt.

Phone your agent first, then read the work order. On its claim steps page, the Texas Department of Insurance gives your company 15 business days to acknowledge a claim. Our insurance claims guide covers the paperwork, and sewage backup cleanup covers the other case.

What comes first after a leak or storm at my house?

Cut off the source, protect yourself, then get the structure dry. The EPA says mold is prevented by drying wet areas and belongings inside a 24 to 48 hour window, with indoor humidity held under 60 percent and ideally near 30 to 50.

  1. Close the main valve at the house or the meter box.
  2. Cut power to wet rooms only when the panel is dry and reachable.
  3. Record video of every damaged room before moving furniture.
  4. Phone your insurer, then a restoration provider, and ask how readings will be logged.
  5. Keep clear of rushing water, since Ready.gov says six inches can topple an adult.

For a longer checklist, use the emergency page. If you already see spots on a wall, mold after water damage picks up from there.

Questions people ask

Do you take requests from Lancaster and Hutchins as well as DeSoto?

Yes. Lancaster (75134, 75146), Hutchins (75141) and Wilmer (75172) are on the list alongside DeSoto, Cedar Hill and Duncanville. Whoever phones you will say whether your street is in range.

Is Cedar Hill built on clay that damages pipes?

Wikipedia says most of Cedar Hill sits on limestone covered by gumbo clay topsoil. It does not link that soil to broken pipes. Watch for slab leak signs such as a warm floor spot or a moving meter.

Does a lake make flood insurance necessary near Cedar Hill?

Standard homeowners policies exclude flood, according to the Insurance Information Institute. Joe Pool Lake brought flood control to its watershed, but your own street may still be low. Ask your agent about a separate flood policy.

Will insurance pay for a sewer backup in Duncanville?

A typical homeowners policy does not cover sewer backup, says the Insurance Information Institute. The cover is sold as a separate endorsement. Check your policy before a problem happens, and call your agent first.

How far will a provider drive to reach Wilmer or Hutchins?

Drive distance and arrival times vary by provider. Lancaster is about 15 miles south of downtown Dallas, and the sources used here give no distance for these two towns, so raise timing on the first call and confirm coverage.
