For Grapevine and Southlake homeowners

For water damage restoration in Grapevine, TX, shut the main water valve, record the damage on camera and get drying started in the first 24 to 48 hours. Storm water from outside is flood water and usually needs a professional. Requests come in from Grapevine, Southlake, Colleyville and Keller.

Which Grapevine addresses do you take requests from?

Requests come from Grapevine (home ZIP 76051; PO box ZIP 76099), Colleyville (home ZIP 76034), Southlake (home ZIP 76092) and Keller (home ZIPs 76244 and 76248). PO box ZIPs are mailing addresses only. Ask the provider who calls whether your street is inside their travel range.

All four cities sit in northeast Tarrant County, a short drive from the north gate of DFW Airport. Grapevine and Southlake share a lakefront, Colleyville lies just south of them, and Keller spreads west toward Fort Worth. To the north is Lewisville and Flower Mound, and to the south is Hurst, Euless and Bedford.

Does Grapevine Lake protect nearby homes from flooding?

Only in part. Wikipedia says the Army Corps of Engineers dammed Denton Creek in 1952, and that the lake's primary purposes are flood control and municipal water. It belongs to a system of reservoirs run together to limit flooding along the Trinity River floodplain.

That job is about the creek and the river. It does nothing for rain that falls on your own street, roof or yard. The National Weather Service says rainfall rates approached 2.25 inches in 15 minutes over Dallas County during the 1995 Mayfest storm, which also dropped softball-size hail on Tarrant County.

If storm water enters the house from outside, treat it as Category 3 under the IICRC S500 standard. FEMA says most homeowners insurance does not cover flood damage. Our flood cleanup page explains what a provider does with it.

How did the lake and the airport shape Grapevine and Southlake?

They decided where the houses went and when. Grapevine is the oldest settlement in Tarrant County, dating to 1844, and Wikipedia says it was named for the wild grapes near Grape Vine Springs. Cantaloupe farms once covered 25,000 acres of the area, and DFW Airport's 1974 opening started the building boom.

Southlake is younger. Its residents voted on September 25, 1956 to form their own town instead of being annexed by Hurst, and they named it for the new lake. Wikipedia says it stayed rural until the airport opened, then grew into a boomburb through the 1980s, 1990s and 2000s.

That timing matters inside the walls. A house built in the airport era may be on its second water heater or a worn AC drain line, so a restoration provider will ask when yours was built and what has been replaced.

What kind of homes do Colleyville, Southlake and Keller have?

Many are owner-occupied family houses. Wikipedia's 2020 Census figures show 95.8% of Colleyville's occupied homes are owner-occupied, and Southlake and Keller both have vacancy rates under 3%. As general advice, a bigger house on a slab means more pipe, and often more than one water heater or AC unit.

Two leaks cause most of the surprises in homes like these. A water heater in the attic or garage can fail while you are away, and an attic air handler can overflow when its condensate drain clogs. A diagram of the second one is below.

Check the pan and the float switch each spring. The AC leak page and the water heater leak page explain the signs in detail.

How do Grapevine, Southlake, Colleyville and Keller compare?

They differ in size and in how much of each city is homes. The table below uses only Wikipedia's 2020 Census figures and its area totals. It describes each city as a whole, so it says nothing about your own street or your own house.

CityTotal area2020 Census
Grapevine35.9 square miles, 3.6 of them water50,631 people; 22,236 housing units, 5.8% vacant
Southlake22.5 square miles31,265 people; 9,810 housing units, 2.7% vacant
Colleyville13.1 square miles26,057 people; 9,395 housing units, 3.2% vacant
Keller18.4 square miles45,776 people; 16,129 housing units, 2.8% vacant

Keller's roots are older than its subdivisions. Wikipedia says settlers homesteaded near the headwaters of Big Bear Creek in the mid-1840s, and the town site was platted in 1881 after the Texas and Pacific Railway arrived. It sits on the western edge of the Eastern Cross Timbers.

What do hail and thunderstorms do to roofs here?

They crack shingles and open seams, and the leak shows up later. Triple-I says Texas ranked first in the United States with 902 major hail events in 2025, counting stones of 1 inch or larger. The NWS says the Mayfest storm's softball-size hail fell on Tarrant and Dallas counties and caused an estimated $2 billion in damage.

Another North Texas supercell, on April 11, 2016, affected 80% of the homes in Wylie, with damage over $300 million, according to the NWS. Wylie is not in Tarrant County, but the figure shows how one storm cell can reach nearly every roof in a town.

  1. Look for dented gutters, vents and the AC unit after any hail.
  2. Check the attic ceiling for damp insulation after the next heavy rain.
  3. Ask a roofer for a temporary cover if a section is open.
  4. Photograph the roof and each ceiling stain before repairs.

The roof leak page covers the interior damage, and the hail storm guide covers claims for the roof.

How bad was the February 2021 freeze for attic and garage pipes?

It was long enough to freeze pipes that normally never see a hard cold. The National Weather Service says DFW Airport logged 93 hours at or below freezing from February 9 to February 13, 2021, followed by a second stretch of 139 hours. Official snowfall at the airport for February 14 to 17 was 5.0 inches.

The American Red Cross lists supply pipes in unheated spaces such as attics, garages and kitchen cabinets as the most at risk. Its advice for a trip is a steady thermostat setting and a slow drip at faucets served by exposed lines.

Never thaw a pipe with an open flame. If one has split, close the main valve and read the frozen pipe prevention page and the burst pipe page. Both explain what to do before the thaw makes the leak visible.

How does a claim move once I report a leak?

In steps, each with a deadline. Per the Texas Department of Insurance, a decision on payment is due 15 business days after the company has the documents it needs from you. After it agrees to pay, payment is due within five business days. It can extend the first deadline by 45 days if it tells you why.

Triple-I's advice starts with a call to your agent. Stop further damage where you can, but leave big permanent repairs until the adjuster has seen the house. Save receipts, take photos, and collect written bids that itemize materials and prices.

The insurance claims guide goes through the steps, and the work authorization page explains what to read before you sign.

What do I do first when water gets into my Grapevine home?

Close the main water valve, protect what you can, and call your insurer before work starts. Mold growth is the clock here: the EPA puts the drying window at 24 to 48 hours, so the first two days decide how much has to come out.

  1. Close the main valve, or the shutoff at the fixture if only one is leaking.
  2. Move electronics, papers and small furniture to a dry room.
  3. Record video of every wet room before anything is moved or thrown out.
  4. Report the loss to your insurer and ask how they want it documented.
  5. Ask a restoration provider what they will measure and how they will show that the structure is dry.

The emergency page has more, and the water mitigation page explains the drying plan. Nearby, Carrollton and Addison have a page of their own.

Questions people ask

Do you take requests from Keller and Colleyville too?

Yes. Keller (76244 and 76248) and Colleyville (76034) are covered along with Grapevine and Southlake. Providers set their own service areas, so one may ask where exactly you live before agreeing to come.

Does Grapevine Lake stop flooding on my street?

No. Wikipedia says the lake was built for flood control and water supply on Denton Creek and the Trinity system. Rain that runs off your own street or roof is a separate risk, and standard homeowners policies leave flood out.

What should I check in an attic after hail?

Look at the ceiling insulation for dampness, the roof deck for daylight and the AC pan for water. Photograph anything you find before moving it, and tell your insurer about the storm date.

Will insurance pay to dry a burst pipe in the attic?

Often yes. Plumbing damage is typically covered, per the NAIC, though policies differ and Triple-I notes that lack of maintenance is excluded. Call your agent before you approve any repair.

How do I keep pipes from freezing when I travel?

The Red Cross says to keep the thermostat at 55 F or higher while away, and let cold water drip from faucets on exposed pipes. Never use an open flame to thaw a pipe.
