Will a restoration provider drive out to Forney and Terrell?

Providers differ, so ask before you assume. Distance is a fair question in Kaufman County, which Wikipedia says covers 807.5 square miles. Forney is 20 miles from the center of Dallas by US 80, and Terrell is about 32 miles east of Dallas.

Kaufman, the county seat, is 33 miles from Dallas by US 175. Ask these on the first call and write down the answers.

  • Can the provider reach your address, and when can someone look at it?
  • What will be measured on arrival, and how is drying progress recorded?
  • If the drive is long, does it appear on the invoice?

Our guide to choosing a restoration company and the page on work authorizations cover the rest of what to ask before you sign.

How do Forney, Terrell and Kaufman compare?

Forney is the largest of the three, and its rental market is the loosest. The table uses the 2020 Census figures that Wikipedia reports for each city and for the county. It says nothing about the age of the houses, which the sources do not give.

PlacePopulation, 2020Housing unitsVacant
Forney23,4558,5798.2%
Terrell17,4656,4996.4%
Kaufman6,7972,5698.8%
Kaufman County145,31051,2286.9%

Wikipedia reports that 76.8% of occupied homes in the county are owner-occupied and 23.2% are rented. Forney's rental vacancy rate is 15.1%, against 5.3% in Terrell.

What does fast growth in Forney mean for a homeowner?

Many owners there are likely to be recent buyers. Wikipedia says Kaufman County had 71,313 people at the 2000 Census and 145,310 at the 2020 Census. In Forney the median age is 32.9, and 48.0% of households have children under 18.

If you bought recently, find out what the sale file says about past water. The Texas seller's disclosure notice for contracts signed on or after September 1, 2019, asks whether the seller knows of previous water penetration from a natural flood event, and whether the property sits in a floodplain.

Keep the notice and any inspection report. They tell a provider and an insurer what the house looked like before the loss. See buying a flooded house and home inspections and water damage if you are still shopping.

What did the 2012 tornado do to Forney roofs?

It showed how fast a roof can fail. Wikipedia says an EF-3 tornado hit Forney on April 3, 2012. Several homes in the Diamond Creek subdivision were destroyed and many more were severely damaged. Crosby Elementary took significant roof damage, and seven people were injured.

Most storms are milder, but wind and hail still open roofs. Triple-I says Texas ranked first with 902 major hail events in 2025. The National Weather Service counts 46.5 days a year with thunderstorms at DFW Airport, a regional figure and not a Forney one.

After any storm, check the attic and ceilings before the next rain. Roof leak and storm damage and hail and roof leaks explain what to photograph for the claim.

Do Forney and Terrell flood?

The sources used here do not document floods in either city, so this page makes no claim about them. Wikipedia says Kaufman County is bounded on the southwest by the Trinity River and drained by its east fork. It adds that Forney sits about 4 miles southeast of Lake Ray Hubbard, which was once called Forney Lake.

Water covers 1.74% of Terrell's 20.0 square miles and 2.08% of Kaufman's 8.5. Look up your own address on FEMA's flood map service rather than guess. The IICRC S500 standard puts water that arrives from outdoors in Category 3, and Triple-I notes that flood loss falls outside standard homeowner forms.

What should Terrell renters and owners of older buildings know?

Terrell began as a railroad town. Wikipedia says the Texas and Pacific line reached it in 1873 and the town incorporated in 1875. It does not date the houses, so check the build year of yours before assuming anything about the pipes.

In the county, 23.2% of occupied homes are rented. If you rent, report a leak to your landlord in writing and keep a copy. The Texas flood notice for leases says most tenant insurance policies do not cover flood damage, so ask your insurer what yours covers.

Tenants in multi-unit buildings should read apartment and condo water damage, and shop owners commercial water damage.

What should rural owners in Mabank, Rosser and Crandall tell a provider?

Describe the property as it is. Wikipedia says 41.9% of Kaufman County residents live in rural areas, compared with 9.9% in Kaufman, 5.1% in Terrell and 2.3% in Forney. Rosser is a village, and Elmo is a census-designated place that has a PO box ZIP only.

The sources used here do not describe Mabank, Scurry or Crandall in detail, so the facts of your own property matter most. Tell the provider about these items.

  • Well or public line, and the spot where each one can be closed off.
  • A septic tank on the waste line, when sewage is part of the loss.
  • Driveway length, gates and any low-clearance turn.
  • A shop or outbuilding that also took on water.

When waste lines are involved, the EPA recommends a contractor experienced with contaminated-water jobs. See sewage backup cleanup.

How does a hard freeze hit homes outside the city?

Pipes in cold spaces fail first. At DFW Airport the thermometer held at or below freezing for 139 straight hours in February 2021, according to the National Weather Service, and its 1991 to 2020 normals show 29.2 days a year at or below 32 degrees F. Those readings are from the airport, not from Kaufman County.

The Red Cross suggests a slow cold drip at faucets on exposed pipes, and a thermostat set no lower than 55 F while you are away. A rural cabin or second house that sits empty can leak for days before anyone notices.

Read frozen pipe prevention before the next cold snap, and February 2021 pipe damage for what that storm left behind.

Where do I start, and what will insurance cover?

Dry fast and open the claim early. The EPA gives 24 to 48 hours as the window for drying wet areas and belongings before mold grows, and it wants relative humidity indoors kept below 60 percent, with 30 to 50 as the ideal range.

  1. Close the main valve and keep everyone clear of wet outlets.
  2. Shoot photos and video of every wet room and item.
  3. Phone your insurer before any repair starts.
  4. Ask a provider whether the drive to your address works for them.
  5. Keep fans running and pull soaked rugs and padding when it is safe.

Under TDI's claim steps, an insurer has 15 business days to confirm it received a claim, and five business days to pay after agreeing. Flood loss falls outside standard homeowner forms, so ask your agent which policy applies.

The insurance claims guide and the emergency page go further, and mold after water damage covers growth that has already started.
